Many times, home sellers are surprised to find the suggested price to sell their home is less than what they thought their home is worth. According to Quicken’s national July Home Price Perception Index, the July 2015 home appraiser opinions of home values was 2.33 percent lower than homeowner estimates. This is almost double the spread between homeowner estimates and appraiser opinions that Quicken noted in May 2015. A Realtor can research the most current and up-to-date figures for homes being sold in your area to give you a suggested marketing price for your home.
Marketing your home at an appropriate price is an important piece of the home selling puzzle. If over-priced, you run the risk of missing potential buyers that may not look at your home because it is above their price range. Even if you find someone willing to pay your asking price, unless they are paying cash, the lender will require an appraisal of the home. If it doesn’t appraise for the selling price, the lender will not approve the funds to the buyer.
